It's time to make the seller an offer for that great Maui property
September 28, 2007 | It's time to make the seller an offer for that great Maui property. There are many factors to take into account at this stage, not only the purchase price, but various other costs and fees (closing, inspection, down payment, etc.) which may be incurred during the sale. Work with your Jim Sanders Realty Maui real estate representative to discuss such costs and assist you in determining your initial offering.
On a side note, also talk to your agent and/or attorney about drawing up a contingency plan to dismiss any penalty fees in the event the sale is canceled.
Before making an offer perform a thorough property evaluation. Take a good look at such items as property conditions, comparable property prices in the area, maintenance that may be needed to improve the home, current market situations (is it a sellers or buyers market?), etc. These factors will further help in determining your offer to the seller.
Once all evaluations are completed, it's time to submit your offer. The seller will evaluate your offer and either accept it, or begin price negotiations. After both parties have agreed on a price, your next step will be to put down a good faith deposit. This deposit will re-assure the seller of your intent to purchase.
