But something that is routinely overlooked is the interior of your Maui home. While those knick knacks on your mantle and the antique curtains hanging across your windows may be of great value to you, these small touches may in fact turn away potential Maui home buyers. Why? Because such things, many times the small ones, lend an air of personalization to YOUR home. Which is great for YOUR Maui home, but can create a psychological block to someone wanting to make your place THEIR Maui home. This is where a technique known as Home Staging comes in. As the name suggests, staging of a home entails creating a "neutral" ambiance which will play up the good points of your Maui home, while simultaneously making your prospective buyer feel that this could be their Maui home. There are many ways to stage a home, here are a few essential tips:
Maximize space by minimizing clutter: Take those wonderfully placed knick knacks and most other personal items (such as family photos or your exotic beer bottle collection), box them up, and place them in an out of the way closet. Or, even better, an offsite storage unit. While you're at it, store around 30% to 40% of your furnishings offsite as well. This will help to show off the spaciousness of your Maui home, while giving your prospective buyers just enough room to visualize how they will make it theirs.
Create an inviting space: Are the walls of your Upcountry Maui home a bit drab? Paint them! Giving the walls a new coat of neutral tone (white, light creams) paint can help brighten up rooms, make them seem larger in scale, and make them feel new and inviting. Keeping your color palette neutral will also help to diffuse the severity of parts of the room with colors that may clash with a typical home buyer (such as an old green carpet). Once the paint dries, re-decorate the walls of your current Maui home with white drapes and sheets to enhance the scale and freshness of the house. With sheets, the closer to the ceiling the better, as this will particularly help to create a large, open feel to any living space.
Discard distractions: Odors from smoking, pets, etc. can turn off many prospective buyers of your Maui property. It's best to eliminate these deal killers with lightly scented household cleaners and air fresheners before showing the home. You may also want to lightly mist your linens with scented waters prior to a showing to enhance the home's freshness. Along with odors, rid the home of other distractions by keeping pets outside, televisions off, dripping facets tightly shut, and squeaky hinges lubricated.
