This ocean view Maui home has a secret; it's Green.
December 14, 2007 | Four bedrooms, four bathrooms, 2600 sq ft. of luxury on the slopes of the West Maui Mountains. Asking price: $2.5 million. Sounds like a fairly typical listing for a luxury home on Maui. However, this ocean view Maui home has a secret; it's Green. Known as "The Good Home," this Central Maui property is actually a one off R&D project by Towne Realty of Hawaii to create a home on Maui that is as environmentally conscience, yet luxurious, as possible. To these ends, they seem to have succeeded immensely. Estimated to use only 60% of the energy of a similarly classed Maui home, The Good Home has met or exceeded some of the most demanding Green building standards in America (LEED for Homes, NAHB, and HBG) by utilizing advanced techniques with standard materials and forward thinking to come up with a luxury Maui home like no other.
Green savings started literally from the ground up, with wood and stone materials not only sourced locally where possible, but also acquired from the unused stock of other Towne Maui homes. In addition, building materials were not to go to waste, as special recycling bins were present during the build for construction teams to utilize as needed.
A home like this also takes quite a bit of innovative design to implement of course, both outside and in. Sitting on the slopes of the West Maui Mountains allowed the designers to orient this Maui home to take advantage of cool mountain breezes, generally negating the need for energy consuming cooling devices in the home itself. Many daylight openings were designed in such a way as to optimize natural lighting throughout during the day, while minimizing adverse heating effects. For energy and water consumption, items such as photovoltaic panels, low flow plumbing, and solar water heaters were installed. Also added to this Green luxury Maui home are bioswales; utilized throughout for irrigation of the many indigenous, non invasive, and drought resistant plant species decorating this Maui property.
Much thought has been given to the inside of this wonderful piece of Green Maui real estate as well; the concrete floor, which also serves as the home's foundation, is ground smooth, giving it a terrazzo like appearance, with muted reds and browns of the island sourced concrete enhancing the luxury look. Rooms were thoughtfully laid out to provide efficient use of daylight; with daylight activity rooms situated in the east end, and evening rooms in the west. In addition, materials used in the home were chosen carefully with air quality improvement and toxicity reduction chiefly in mind.
Green luxury homes like these are currently rare in the market, but with the success of homes like The Good Home, hopefully we will see many more Green homes on Maui in the future. |
