Maui home maintenance tips from Jim Sanders Realty, Inc.You've had your Maui home for some time now; done a bit of work here and there, remodeled the kitchen with wonderful new marble counter tops and hardwood flooring, upgraded the bathrooms with upscale sinks and showers, maybe even added a new bedroom or two. These great additions have not only brought you and your family much joy over the years, but have likely added to the value of your Maui home. Time and use is sure to bring an amount of wear and tear to any addition however, which can negate some of the extra value you've built into you're Maui home. How do you avoid this? With a bit of routine maintenance! Here are a few tips to help you keep your Maui home and it's additions in pristine condition:

Flooring: Keep your Upcountry Maui home's fine Koa or Teak hardwood shining with a re-finish every 5-7 years. For carpeting, a nice shampoo and deep cleaning will work wonders.

Bathrooms: Inspect the plumbing every now and then for any cracks or leaks that may have gone unnoticed. Also be sure to take note of any wear to the grout around tiles - once worn away water can seep into the walls from these locations, which could be costly.

HVAC: If you have AC, heating, or other types of ventilation controls, be sure to have minor things such as air filters replaced as recommended by the manufacturer. If you have a complex HVAC system, have it inspected and maintained yearly to prevent against filter clogging, mold growth, and other potentially damaging situations.

Exterior: It's a good idea to have your roofing inspected on a regular basis, particularly if you have a fair amount of rainfall in your area (such as a home in Haiku or East Maui.) We all know quite a few problems can be avoided by fixing potential leaky spots before they become fully developed.

Concrete, stone, asphalt, etc. items such as driveways and walls are at their best when they are crack and hole free. Don't want you're car falling into a bucket sized pothole do you?

And finally, a new coat of paint every 5 or so years will keep your wonderful Maui home looking fresh and feeling great!

So go take a look around your Maui property and keep these tips in mind. You might just find a spot or two that can be fixed now to retain value later.
