Tips for Selling a Maui Home

Homes for Sale in North Shore Maui

Selling your home may be a difficult process for many reasons, both emotional and logistical. Here is a set of tips to help you get through the process with as much ease as possible:

1. If your home is not paid off, contact your current lender and find out how much you owe. Check for refinancing offers.

2. Detach yourself from your property and say your goodbyes if you feel the need. Visualize the process of handing ownership over to the buyer.

3. If sellers will be viewing your home while you still live there, make sure to de-personalize by removing photos. They will interfere with the buyer's ability to visualize themselves living there.

4. Remove clutter. Buyers need to be able to see the home in a pristine condition where they can imagine their own possessions in each room.

5. Rent a storage unit so you can begin the process of transferring your belongings out. This is especially helpful for those things you need to store while the house is being looked at.

6. Make minor repairs. Faucets, carpets, tiles and obvious wear and tear should be dealt with. If you are still living in the home, consider replacing some of your own worn out items.

7. Try not to be home when the house is being shown to potential buyers. They may feel like they are intruding and be less likely to feel comfortable assessing the property.

8. Be realistic as far as your listing price is concerned. Check property values in your neighborhood and make sure you can come to a comfortable agreement on listing price with your agent.

9. Make sure real property that you plan to keep is not included in the price of the home. An example of real property would be a chandelier. It is normally assumed that such an item comes with the house, so if you plan to take it with you, make sure your agent is aware of this.

10. If you need to move, such as for a job, and your home hasn't sold in the time frame you wanted, consider renting it out.
